Parking Lot Sealcoat Project – Completed November 27th

The parking lots will be sealcoated to extend their life 5 to 7 years. Once the blacktop is applied and dried, they will then repaint the lines. Begins November 18th

During this time Owners should be aware and not park vehicles anywhere near the work being performed. As tar and paint could possibly be blown or splashed. The COA will not be responsible for damage to any vehicle parked too close to the work areas.

If we cannot contact the owner of vehicles in the working area, then the vehicle will have to be towed so the project is not delayed. Towed vehicles will be at the towing company compound and owners will have to pay them to get the vehicle returned.

The project will occur in five phases.

At this time we only know the Phases by location. We do not know any other time frames for the other phases as they are dependent on weather and other factors. Just please be aware that the work is going to be done in this Phase order.

While the contracted company informed us the work would be performed during the summer months, it has been delayed many times due to rain and threat of hurricanes. Projected to be completed in about one week weather dependent. We apologize for the inconvenience and the noise of the equipment.

Community Lighting Project

We have been working over the past few years to try to come to some solution about our community lighting. We want everyone to be able to see and be seen but we also don’t want the place to look like a penitentiary.

SITUATION

The community lighting is rather old. Over the years the past Boards have removed failing lollipop lampposts rather than repair them. We believe there used to be one lollipop lamp per unit so 136 of them. We have architectural plans from when the community was built in 1979 but the pages showing the electrical grids are missing. We have checked with the town of Jupiter but there doesn’t seem to be any of the missing pages on file.

The most recent attempt to do an inventory we counted 37 of them – not including the two at the entrance. The lights are all on sensors to come on with the sun going down and go off at dawn. These sensors are also quite old.

We have labeled the tall Streetlights as SL1 to SL7. The smaller numbers are the locations of the lollipop lamps.

SOLUTIONS

On Saturday April 12th 2025 a long link of lollipop lights and two streetlights went out right at sunset. On April 15th Ocean Electric was called and they repaired the light sensor that stopped working.

During the month of March 2025 several community tenants volunteered to replace the old failing streetlight tops on the three tall lamps that were out. These are all working now. All 7 of our tall stretlamps are now on.

Recently the Board has begun replacing the broken moon shaped tops with a more classic look. The two lamps at the entrance have already been done so everyone can experience what they look like. These were replaced in August of 2023. A few other broken tops had been replaced in October and November of 2024. One was a stubborn repair on the main road in front of 2127 – but it was finally fixed April 2025.

One of the extra benefits of these lamp tops is they all have their own light sensor so even if the main controlling sensor gets triggered each lamp will only come on when its sensor is triggered.


One idea that has been floated is to “up light” all our beautiful Oak Trees throughout the community. Therein presenting a dramatic effect and gaining more indirect light. The Board voted to approve the installation of a few of these so everyone can see the results. We have all the parts needed but we have not installed the first few yet. We hope to have that done by June.

Sidewalk Pressure Cleaning Project Completed 2024

Sidewalks and concrete postage bases were all pressure cleaned November 2024.

We like to schedule this yearly project to occur before the holiday season.

Jupiter Medical Center Project Completed

Courtesy Notice for Jupiter Lakes Villas

Upcoming project for Jupiter Medical Center that Pike Electric is working on. Please give the residence within Jupiter Lakes Villas a courtesy notice that we will attempt every effort to minimize the interruption while the work is completed.

The project consists of installing new underground feeders to the Hospital. Residents may see our subcontractor JTC (Supreme Drilling) during the first part of the project.

Hardwood Tree Trimming Project Completed

Time for thinning our beautiful Oaks! July 2024

Please be aware of the “men in trees” around the community over the next few weeks. We have over 100 trees on property that need to be trimmed back before we have a storm. So now is the time. About half are protected Oaks.

They will be thinning the center parts and clearing out any sucker growth. Any limbs that are over the cars or buildings will be cut back. They will also be removing the large dead Oak at the entrance and the tall dead palm over by 2132. While grinding the stumps of those two trees they will also grind a few leftover stumps we found around the property.

There are a few invasive species that are getting too big and are too close to buildings. We will take this opportunity to get them removed as well.

Our landscaper “When Nature Calls” gave us one of the lowest bids for the project and we know the quality of their work. The board voted to approve the contract at our last meeting. The bids ranged from $85 to almost $300 per tree!

Tree trimming the hardwoods is a project that happens every few years depending on growth. We have not had them done in more than 3 or 4 years.

PS – The new young trees we planted (that were awarded by a grant at no cost) are filling in around the lake and in a few other places. It will be years before they are fully grown but we are hopeful that their root systems will help contain the soil from eroding around the lake and make the lake area more of a park atmosphere.
