The second notice of Annual Election Meeting was distributed on the 28th of January 2026.

If you have signed up for e-notifications and e-voting you will have received the notice distributed by email (to those who consented – 111 Units) from notices@getquorum.com.

Look in your email INBOX (or possibly spam folder) for this subject line on 1/28/2026:

  • Review the PDF attachment of all the Election Documents.
  • Scroll down in the email message to the blue box “Submit your Ballot”
  • Click it to go to the third-party VOTING website.
  • Follow the prompts to vote and sign to submit your ballot.

If you did not consent to e-notifications (25 Units) you will have received the full packet by regular mail.

  • Review all the Election Documents.
  • Follow the instructions inside to fill out the Ballot or a Proxy.
  • Mail the completed Ballot or Proxy in the enclosed envelope or bring it to the Meeting.
  • Or if you attend the Meeting you can vote there after 5:30 check in.
  • You can attend the Meeting on Zoom but you cannot vote over Zoom.

2nd Notice of Annual Meeting on February 12th, 2026 (1/28/2026)

The second notice was distributed on the 28th of January 2026.

Registered Members can view the entire document on the Members Only pages.


  • Submit your e-vote ballot online by Thursday, February 12th 2026, 4:00 pm EST to be counted.
  • Submit your Mailed ballot by mail or in-person before the meeting START time Thursday, February 12th 2026, 6:00 pm EST to be counted.
  • You may vote in-person at the meeting: arrive at 5:30 pm EST to fill out a ballot.

This 2nd Notice contains the complete Election Meeting Packet:

  • Notice of the Date & Time with Zoom Meeting details.
  • The list of those who are running for the five seats on the Board of Directors.
  • Explanation of VOTING and PROXIES.
  • The agenda for the meetings.
  • A link to the BALLOT on the Get Quorum third party voting website OR in the mail version the actual BALLOT.
  • An optional Voting Certificate form to designate by Owner who will vote for the UNIT number (if there are more than one owner).
  • An optional General PROXY form to designate by Owner someone to vote by Proxy for the UNIT number.
  • Copies of the Intent to Run forms from those who submitted to run for the Board and an optional Informational Letter from each candidate.

1st Notice of Annual Meeting on February 12th, 2026 (12/12/2025)

As per our JLV Docs the first Notice of Meeting on February 12th, 2026 must go out 60 days prior to the meeting date. If you have signed up for e-notifications you will receive the notice by email. If you did not consent to e-notifications you will receive the packet by regular mail.

The first notice was sent registered mail 12/12/2025 and distributed by email (to those who consented) from notices@getquorum.com

The second notice will be distributed on the 28th of January 2026.

2021 Roofing Special Assessment – Final Payoff 2026

This Special Assessment that was put in place by a previous Board and Realtime Property Management in August of 2021 to replace all the roofs in JLV. The official Reserve Study from 2019 showed the roof replacement was not to occur for another 7 years (2027). The cost of the project was to be $1,040,800 – the Reserve Fund for Roofing had $150,000 in it. The balance was paid by Special Assessment of about $880,000.

Owners had the choice of payment in full about $6500 or payment over time with interest added into their Quarterly Fees. Those who choose to pay over time will finally come to their last payment this year in 2026. As you know, decisions made by the COA Board have long-term consequences and can be especially stressful when they are unexpected. For this reason, it is essential to vote for your Board Members with care and accurate information. Be sure to read the information sheets submitted with every “Intent to Run” form carefully.

Yahoo Email from JLV going to SPAM

It has come to our attention that Members with Yahoo email accounts are receiving our JLV communications, but they are being moved to the Spam folder in Yahoo.

The fix is easy – log into Yahoo email and go to the Spam folder – find the email(s) from JLV and mark them all as “Not Spam.”

For legitimate emails in your spam folder, select them and click “Not Spam” to train Yahoo’s filter to recognize them as safe in the future.

Sorry for the inconvenience but we have no control over Yahoo.   


Get Quorum e-Notifications & e-Voting – now 82% of Owners!

We now have 111 out of 136 Owners signed up to vote electronically and received notifications by email instead of receiving hard copies and ballots by registered mail.

Get Quorum is a third-party company – they officially tally the votes and mail the two (2) notification packets. This service saves the association money every year by electronically handling the processes for our election of the Board at the Annual Meeting. This eliminates the costs for printing, envelope stuffing, as well as the Registered and Certified USPS mail process for 111 Owners (that’s 222 less mailings).

Check your email for a consent form from them so you can click the link to agree for the future. If you’d like us to resend it to you just reach out at the contact form, ask to have it sent and enter the email address you’d like us to use.

JLV COA Governing Documents Update Project

Statutory changes and evolving case law continuously reshape the interpretation, enforceability, and practical impact of a community association’s governing documents. Outdated provisions in these documents may expose the association and its members to significant liability and operational risk. Wooden Fence Replacement Project – Planning

Budget Meeting 2025 – Completed

2026 Budget Meeting – 11/20 2025 – 5PM by Zoom & In-person (Triton Offices).


The 2026 Budget was approved by Board.

  • 2026 Budget – Quarterly $1064 (Monthly $354.69)
  • 2025 Budget – Quarterly $1111 (Monthly $370.33)
  • 2024 Budget – Quarterly $1111 (Monthly $370.33)
  • 2023 Budget – Quarterly $1248 (Monthly $416.00)

Board Meeting – Nov 20 2025 – Completed

2025 Board Meeting – 11/20 2025 – Immediately followed the Budget Meeting by Zoom & In-person (Triton Offices).

The November 20th 2025 Board Meeting occurred.


Reserve Study 2026 Report Completed – 11-18-25

Inspector was onsite to do the review of the community. After the initial report a few corrections were submitted and the final Report was completed.

The final Reserve Study for 2026 was not finished until after the 2026 Budget was already passed in November of 2025. The 2023 Reserve Study recommended amount for the Reserve Funds was less than the 2026 amount due to the rising costs of construction and building materials since 2023. However, over the past three years we had contributed way more than the recommended amounts as follows:

  • 2024 -2023 RS recommended $194,000 – we collected $233,500 – $39,500 over.
  • 2025 – 2023 RS recommended $197,880 – we collected $254,633 – $56,753 over.
  • 2026 – 2023 RS recommended $201,838 – we will collect $202,768 – $930 over.
  • 2026 – new 2026 RS recommends $236,500 – the difference -$33,732.

Here are the estimated – 2023 RS proposed Reserve Balance and the actually amounts:

  • 2024 – 2023 RS estimated $396,110 – our actual Reserve total $384,000
  • 2025 – 2023 RS estimated $591,161 – our actual Reserve total $639,141
  • 2026 – 2023 RS estimated $65,217 – our estimated Reserve total $841,909

JLV- Renter/Occupant information – Click to Open for Details

As part of our ongoing efforts to maintain up-to-date records for the community, we are requesting that homeowners who are currently renting their units provide the following:

1. A completed contact information sheet. Click here for PDF version.

2. A copy of the most recent lease agreement.

The association requires that all renter/occupant information be kept on file. Please submit these documents with the necessary details ASAP to avoid potential violations. Forms may be submitted by email to JLVmgr@tritoncam.com, mailed or hand delivered to the corporate office.

If you believe you have already submitted the necessary paperwork, we kindly ask that you resubmit it so we can ensure we have the most up-to-date information on file.

BroadStar Internet & TV – Latest Information

We are pleased to announce that BroadStar had completed the upgrade to their new BroadStream TV service in December of 2025. Better channel menu setup and faster speeds. 150 hours of DVR recording is included. 200+ channels including all the local stations.

BroadStar had completed construction of our new underground fiber optic network in June of 2025. We anticipate the permit being approved any day now to connect to our own fiber network and finally no longer be connected with Comcast in any way. During the temp period we have been piggy backed on Comcast Fiber Optic lines. When this final connection occurs, we will have much faster speeds and our own fiber network.

All units within the community were eligible to request installation of BroadStar Internet and TV services until the end of 2025. Any install done after the January 1st 2026 deadline will have to pay to have the equipment installed. There is no charge for the equipment but all devices must remain in the unit after the install even if the unit is sold.

The association has entered into a bulk service agreement as a COA amenity. The services are included as part of your JLV COA maintenance fees starting in 2026.

For property owners with rental units, we strongly encourage you to allow installation of Internet service in your unit. If you would like them to coordinate directly with your tenant, please contact BroadStar with their information so they can arrange access.

    • 34 Quad Buildings for a total of 136 Units in the quiet tropical community. 
    • All units are single story ground level townhomes.
    • The total Parcel contains 9.763 acres, and initial construction began in 1979.
    • Quarterly COA Fee 2026 will be $1064.08 ($354.69 monthly) and now includes Internet/TV services. 
    • The Quarterly COA Fee for 2025 was $1111.00 ($370.33 monthly). 
    • All Reserves are fully funded as per our Reserve Study recommendations and Florida State law. The most recent reserve study is 12/18/2025. 
    • The community has high-speed 5G Fiber Optic Internet connectivity with 200+ TV channels included as an amenity in the maintenance fee.  
    • All Electric and Fiber Optic is underground. 
    • New Owners cannot lease the unit for the first year; no short-term rentals allowed, and the shortest lease term is one year.

    • A short distance to the Jupiter Town Hall, Recreation Center, Jupiter Schools and the Jupiter Police Station.
