Under Eaves Air Vents Falling Off or Missing
Situation:
The air vents where not affixed properly by the Code Red Roofing company when they performed the Special Assessment Roof Replacement Project in 2022. The roofing company used new construction nails to hang all the air vents. On new construction these nails will hold the vents in place for a long time. Unfortunately, our vents had been replaced several times over the decades and the new nails didn’t have enough wood surface to nail into. RESULT the vents were falling off or hanging on some of the buildings. Having the vents off or partially off allows for insects and small animals to make their way into the unit attics.
The Board approved the project and began getting proposals for the missing vents to be replaced and/or hanging vents to be repaired.
The Property Manager acquired these two proposals to replace all vents on all buildings instead of repairing them. That Property Manager is no longer our PM.

RESOLUTION
Since we were unable to get a company to just repair and replace the needed vents – we hired a handy man for a few days to locate and attach the vents that were need.
Entire job was completed for under $1000 including some new vents.
On 4/3/2025 one vent was reported as fallen off since the work was completed.
