Property Appraisal 2025 – Proposals Underway

Waiting for proposals for the Property Appraisal to be submitted for our upcoming insurance 2026. Last appraisal was 2022.

Reserve Study Inspection Completed – 11-5-25

Inspector was onsite to do the review of the community. He met with President at 10am.

JLV- Renter/Occupant information – Click to Open for Details

As part of our ongoing efforts to maintain up-to-date records for the community, we are requesting that homeowners who are currently renting their units provide the following:

1. A completed contact information sheet. Click here for PDF version.

2. A copy of the most recent lease agreement.

The association requires that all renter/occupant information be kept on file. Please submit these documents with the necessary details no later than August 15, 2025 to avoid potential violations. Forms may be submitted by email to JLVmgr@tritoncam.com, mailed or hand delivered to the corporate office.

If you believe you have already submitted the necessary paperwork, we kindly ask that you resubmit it so we can ensure we have the most up-to-date information on file.

Your prompt attention to this matter is greatly appreciated.

BroadStar – Latest Installation Information

We are pleased to announce that BroadStar has completed construction of our new fiber optic network.

All homes within the community are now eligible to request installation of BroadStar Internet and Video services. The association has entered into a bulk service agreement that provides:

Multi-Gig Internet Service (up to 5G cumulative speeds)
America’s Gold Favorites streaming video package

These services are included as part of your JLV COA maintenance fees starting in 2026. The Internet and TV services are available at no cost until then. Installation is free until Jan 1st.

If you have not yet scheduled your installation, please contact BroadStar Customer Service at 561-203-6965. Limited evening installation appointments are also available on a first-come, first-served basis.

For property owners with rental units, we strongly encourage you to allow installation of Internet service in your home. If you would like us to coordinate directly with your tenant, please contact BroadStar with their information so they can arrange access.

Please note: Installation fees will be waived through January 1, 2026.

Here are some links and facts about Jupiter Lakes Villas and the Condo Owner’s Association (COA).

34 single story Quad Units for a total of 136 townhomes in the Community.
All units are single story ground level.
The Parcel contains 9.763 acres, and initial construction began in 1979.
Current Quarterly COA Fee 2025 is $1111.00 or $370.33 monthly. All Reserves are fully funded as per our Reserve Study recommendations and Florida State law.
The community has high-speed Fiber Optic Internet connectivity with 200+ TV channels included in the maintenance fees.
New Owners cannot lease the unit for the first year; no short-term rentals allowed, and the shortest lease term is one full year.

So far 105 of our 136 (77%) COA Members have opted in for electronic voting and notifications. We use a third-party company called Get Quorum.
The waterfront units are on two lakes: one belonging to the community.
We are situated between the Jupiter Medical Center and Military Trail.
A short distance to the Jupiter Town Hall, Recreation Center, Jupiter Schools and the Jupiter Police Station.
Less than 1 mile to the Jupiter Library and the Jupiter Post Office is right across from the entrance to the community.
The community rarely loses power and connectivity during storms due to its close proximity to the vital town resources and the Medical Center.
