Rules & Regulations of the JLV Community

Community Rules & Regulations are written into the COA Documents.

The state of Florida has the Condominium Act (Chapter 718 of the Florida Statutes) which supersedes all Documents; Then these JLV COA Community Rules and Regulations apply. The full document is available for view or download below. The Town of Jupiter has its own Code Compliance & Violations Division.

READ THESE RULES BEFORE YOU SUBMIT AN APPLICATION TO PURCHASE OR LEASE!


The COA Rules in summary format:

All Applicants MUST sign to agree to these rules and have an interview with the Property Management Company and at least one member of the COA Board at least two weeks prior to moving into the community. No exceptions.

PETS

Pets are restricted to one cat or dog per unit. Pets are to be under 25 pounds.

No aggressive breeds allowed: No pit bull or pit bull type mix.

You must pick up after your pets and they must be on a leash at all times. A $50.00 fine will be imposed for each occurrence.

All dogs (including temporary or visiting guest’s dogs) MUST be approved by application to the Property Manager/Board with completed paperwork from Veterinarian, a recent photo of the dog and proof of valid license.

Be aware that bringing a dog into the community without submitting an application or after you have taken residency is NOT allowed. Failure to comply with our community rules, on which our community insurance is based, may require you to remove the dog or give up your residency.

ESA (emotional support animals) MUST include legitimate paperwork from licensed professional and signed, approved permission, to allow us to contact them for verification. Beware of online ESA letter scams as they will most likely NOT be approved and waste your time and money. Know the Florida ESA laws.

PARKING

You are not allowed to park commercial or recreational vehicles, boats, motorbikes or campers overnight anywhere on Jupiter Lakes Villas property.

Commercial vehicles are allowed only while performing a service. No overnight parking of commercial vehicles or any trucks over ½ ton.

No part of any vehicle is allowed on the grass at any time. No tires on the grass as we have sprinklers along the lawn edges.

Parking is restricted to assigned owner’s parking spots. All the parking spots are assigned and they are not for guest parking unless authorized by the unit’s owner/tenant.

Guests can park along the curb on the streets. Not along the grass curbs in the parking lot areas. Not behind other cars (no double parking). Do not park in any area that will block emergency vehicles from access.

Parking in any other location, anywhere on the grass or breaking any of the parking rules may result in your vehicle being towed without warning from the property at your expense.

EAR POLUTION

Jupiter Lakes Villas is a quiet community. No vehicles with loud mufflers or loud radio play will be tolerated. Such noise disrupts the quiet community and those creating the noise may be considered a nuisance tenant. Nuisance tenants may be fined and legally forced to move out of the community.

EYE POLUTION

No vehicles that are unsightly or in need of repair are allowed in the community even if fully registered or parked in approved parking space. Vehicles parked along the streets that do not move from time to time or that appear abandoned may be towed without warning from the property at your expense.

All parts of the condominium property and common areas shall be kept in a clean and sanitary condition, and no rubbish, refuse or garbage allowed to accumulate, nor any fire hazard allowed to exist.

Garbage carts must be stored out of sight from the road on the enclosed back patio area of each unit. They must be clearly marked with the Unit number to which it belongs.

NUISANCES

No nuisances shall be allowed upon the condominium property, nor any use or practice that is the source of annoyance to residents or which interferes with the peaceful possession and proper use of the property by its residents.

Since there are no playground facilities on property, all ball sports, skateboards, electric toys, scooters and other play that can be a nuisance is prohibited on common grounds.

MISC

All Owners should provide a duplicate key for unit access to the Property Management Company in case of emergency. If there is no key and there is a water leak, fire, foul odor, etc. the lawful authority may have no alternative but to break down the door. The cost of the new door will be yours. 

No fishing, boating or swimming allowed in the lake at any time.

Please do not feed the wildlife. Do not feed animals outdoor or allow food to be left available to rodents (rats, squirrels or mice). Do not feed any of the ducks at any time anywhere on the community property. Rules for Nuisance Muscovy Ducks
