Looking to rent from an owner in Jupiter Lakes Villas (JLV)? This will give you some idea of the lease process.

JLV does not directly rent any properties – we are a condo association (COA) – you can rent from any of our condo Owners who lease their unit. We do not have a list or provide any rental availability or information. Look to local real estate representatives for availability.

First, the prospective tenant negotiates a lease with the unit owner or a real estate representative.

Next, you complete the Tenant Evaluation (TE) form.  Details to access the online form are further down on this page. If anything is incomplete within the form, it will not move forward.  The form can be saved at any point and you can return to complete it later. The tenant can log into the TE website and continue at any time.

The application evaluation period does not start until the TE form is completed and accepted. This evaluation process could take up to 20 days. We always do our best to move things along as quickly as possible.

All tenants that will live in the unit MUST be listed on the application. All pets that will live in the unit MUST be listed on the application.

The fully completed form is then forwarded by TE to our Property Manager (PM) Cyndi Petliv once background checks are completed.

The PM then processes the form and then sends it to the Board of Directors who will review it and “Approve or Deny” the application. There is no need to contact the Board of Directors prior to the completed process.

Once it is approved there is an in-person Interview/orientation with all applicants present with a member of the Board of Directors.

Once that is completed the Property Manager issues a Certificate of Occupancy to the Owner/Tenant so you can then move into the unit.

Keep in mind that our COA legal Documents do not allow the rental of a newly purchased unit until 24 months after the closing date.
