Main Streets Sealcoat Project – 2025

SITUATION

The Reserve Study from November 2023 suggested that the Parking Lots & Main Roads be resurfaced (patch and seal) in 2024. Parking lots were done – now looking to complete the Main Streets.

The last Asphalt Company we contracted to do the parking lots did not clean up after the they were seal coated as they had promised. We will not be using them again. They had advised us not to seal coat the Main roads as they were “too old.” The three asphalt companies we have had out for proposals recently had inspected the roads and all f elt that they can be seal coated after the few cracks are sealed. They all felt it could add up to 10 years of life to the main roads.

Now with this new information and plenty of money in the Roads Reserve we will most likely move forward on this refinishing project. This will mean the entire community will have a finished topcoat on all asphalt surfaces.

This project should be completed before the end of the year.

THE PROJECT

  • Main roads crack filling and leveling
  • Concrete curbs repaired and painted. (probably a separate project)
  • Applying the black sealcoat top layers
  • Allow it to dry
  • Painting all the lines back in
  • Allow it to dry

Here are the Proposals

Everline Coatings and Services Proposal – $20,548

Local – very professional- lots of experience.

The Paving Lady Proposal – $28,698

The estimator gave us a price for added a 2-inch additional layer on top of the existing asphalt. This would require changes to the manhole covers to raise them up. This also required 150 Linear Feet of gutter concrete work to line up the elevated streets. Not sure this is a good option for us.

DMI Miami Proposal – $22,208

Additional charge of $2250 each time they cannot access a scheduled area – written into the notes. That could be a problem and run the final cost up.


DO NOT AT ANY TIME PARK ON THE GRASS – We have spent a small fortune on replacing and repairing the sprinkler heads just because people drive over or park on the grass. No part of the tire should ever touch the grass! Help keep our grass nice.

Do not park in other unit’s assigned parking spots without approval. Do not park along Jupiter Lakes Blvd as you will be towed by the Town of Jupiter.

NOTE:  Tar and line painting – do not park too close to the under-construction parking areas as we cannot be responsible for any damages caused by the work being done.
